The team worked to establish, in concert with GSA, nothing less than new standards in workplace design, safety and security, sustainability, flexibility, and historic preservation—all in harmonic balance with one another. The office building is home to 11 federal agencies in downtown Denver.

The project includes complete design and construction for upgrades to the structural elements and all major building systems. The building upgrades, including replacement of 1,542 windows, installation of a chilled beam system, photovoltaic collection, will reduce energy usage by 75% and have an Energy Use Index of 37Kbtu/sf/year.

The building has the flexibility to respond to contemporary requirements for mobility, and the flexibility to adapt to significant organizational changes as they occur. The space is designed to allow different mixes of open and closed office spaces, so that the needs of the different agencies can be met.

Greater efficiency equates to a more sustainable solution. Cafeteria/Cafe/Kitchen and a Health Center complement the core amenities of this rejuvenated office building.
